On his YouTube channel, he talks about having sex with straight guys while he's in drag. I'm pretty sure he mentioned, or maybe it was in my imagination, that the guys are drunk or at the very least in a club when he meets them. So my question is: Doesn't that qualify as grey-area rape if the guys only have sex with Courtney when they're under the influence of alcohol or whatever other substance?

In regards to your question, I don't think so. If he gives the guys alcohol or a date-rape drug without their knowledge and forces them to have sex then yes it's rape. If the guys CHOOSE to get drunk and CHOOSE to have sex with him, that's their responsibility.

It's a very dangerous game though. You never know how the "straight" guy will react when he finds out (or realizes) he just had sex with a man.
